Competitiveness Evaluation of Listed Property Service Enterprises Basedon Factor Analysis and Cluster Analysis

Abstract

    Scientifically evaluating the competitiveness of property service enterprises is essential for promoting high-quality industry development. Using data from 58 listed property service enterprises in 2023, this study constructs a competitiveness evaluation system based on financial indicators such as operating profit margin. Factor analysis assesses overall competitiveness, while cluster analysis identifies distinct firm types. The results indicate that listed property service enterprises can be divided into three types, with most companies at a medium level. Based on the characteristics of each category, this study proposes strategic recommendations, including optimizing financial structure, improving profitability, enhancing operational efficiency, and increasing value creation capabilities. These strategies provide management countermeasures and suggestions for improving the competitiveness of listed property service enterprises and promoting high-quality development of the industry.
